Pre-sale inspections are a great investment and have become popular over the last few years. By using the same procedure as a pre-purchase inspection, we enable you, the seller, to rectify and repair any issues we detect during the inspection prior to your advertising. By being prepared, you can decrease any bartering with price and increase the value of your property and maximise your selling price.
You are welcome to be present at the time of inspection. However, we do request you to have permission from the agent and keep any questions and/or concerns until after the inspection has been completed. As the inspection is a complex process, any distractions while conducting any inspection could potentially cause the inspector to overlook significant defects.
Should the inspector find any significant defects while in the process of the inspection, he will request you to come in and show you the findings. Once the inspection is completed the inspector will give you his overview on the condition of the property and address any items of concern.
The cost of an inspection varies depending on the dwelling size and type of construction, the easiest way is to provide us with the property address, we then look it up online (pending information is available) and provide you with a written quote along with a sample report of a similar property.
Payment is required on the day of the inspection. An invoice is sent the day of the inspection with bank details for direct debit. Reports will not be sent until confirmation of payment is obtained. We obtain access to roof voids and subfloors to the best of our ability, along with AS4349.1 Inspections of Buildings. Roof voids and subfloors are the most important areas to inspect as they show a lot about how the house is structured. We find a majority of termite damage and workings in both roofing and subfloor timbers.
All of our inspections are in accordance with Australian Standards AS4349.1 Inspection of buildings – Pre-purchase inspections. The Pest Inspections by AS4349.3 Inspection of buildings – Timber pest inspections.
Pest inspections are not always required, especially on young properties, though a pest inspection will look for termite and borer damage and can educate clients on any conducive areas and areas that require maintenance to prevent future damage to your investment.
